Homebuyer & Buildings Surveys
What is a Survey?
A Survey provides an independent assessment of a property's condition before you commit to purchasing it. It can identify defects, areas requiring attention and issues that may warrant further investigation, helping you understand the property beyond what you can see at a viewing.
Do I need a survey when buying a property?
While a survey isn't usually a legal requirement, it can provide valuable information about the condition of the property before you become legally committed to the purchase.
Understanding potential defects or maintenance requirements at this stage can help you make a more informed decision about how you wish to proceed.
What's the difference between a Level 2 and Level 3 Survey?
A Level 2 Home Buyers Survey provides an assessment of the condition of the main elements of a property and is generally suited to conventional properties of standard construction that appear to be in reasonable condition.
A Level 3 Building Survey provides a more detailed assessment and is generally better suited to older, larger, significantly altered, unusual or visibly deteriorated properties.

Which Survey should I choose?
You don't need to decide this alone. The most appropriate survey depends on factors including the property's age, construction, condition and complexity.

Is a mortgage valuation the same as a Homebuyer Survey?
No. A mortgage valuation is primarily undertaken for your lender to assess whether the property provides adequate security for the mortgage. It is not a detailed assessment of the property's condition carried out on your behalf.
A Homebuyer Survey is commissioned for you and is intended to give you a clearer understanding of the condition of the property you're considering buying.
When should I arrange my survey?
A Homebuyer or a Building Survey is typically arranged after your offer has been accepted but before exchange of contracts.
This allows time for the property to be inspected, for you to consider the findings and, where necessary, undertake further investigations before becoming legally committed to the purchase.
What happens if you find a problem?
Discovering a defect doesn't automatically mean you shouldn't buy the property.
We'll explain what we've found, the significance of the issue and any further investigation or action we recommend. Our role is to give you clear, balanced information so you can decide how you want to proceed.

A Defect Report focuses on a particular issue or area of concern rather than assessing the condition of the entire property.
We investigate the problem, consider its likely cause and provide professional advice on our findings and recommended next steps.
When would I need a Defect Report?
A Defect Report may be appropriate when you've noticed a particular problem with a property and want to understand what's causing it.
This could be an issue that has recently appeared, something that keeps returning, or a concern where the cause isn't immediately obvious.
Can you investigate a problem in a property I already own?
Yes. Our defect services aren't limited to people purchasing a property.
If you're concerned about an issue within a property you already own, we can investigate the specific problem and provide independent advice on the findings and appropriate next steps.
